General Terms and Conditions

The following are the general terms and conditions applicable to all bookings. Any exceptions will be indicated on the apartment listing.

These terms and conditions govern the relationship between Housekepper, as the website owner, and those who make bookings with us (hereinafter, the CLIENT).

Payment Terms
Outstanding Balance: The outstanding balance will depend on the general terms and conditions of each apartment. Full payment must be made on our website via the payment gateway or by bank transfer to the account indicated in the booking confirmation. In any case, full payment must be received on the day of arrival at the apartment. You must not pay anyone without our consent, and you will receive instructions on both the apartment listing and the confirmation.
All-inclusive: The booking price includes water, electricity, and telecommunications.
Not included: Additional services that the client may contract.

Cancellation
For bookings with a standard or weekly rate, a 15% deposit is required at the time of booking, with the remaining balance due up to 7 days prior to arrival. Cancellations are free of charge up to 7 days before check-in; after this date, the 15% deposit will not be refunded.

For bookings with a non-refundable rate, 100% of the payment is required at the time of booking. In case of modification or cancellation, the payment will not be fully refundable.

Security Deposit
Bookings require a security deposit to be paid before arrival via credit card hold. This will be refunded upon departure if there is no damage to the villa or additional expenses incurred during your stay. In the event of damage, an assessment will be made, and the cost of repairs will be deducted from the deposit.

Cleaning
Each booking includes a mandatory end-of-stay cleaning service. For longer stays, regular cleaning services can be arranged. All apartments are equipped with sheets and towels. Guests are responsible for leaving the apartment in an acceptable state of cleanliness and order.

Number of Guests: It is forbidden to accommodate more guests in the apartment than declared in the reservation (except for children under 2 years old), unless expressly authorized and with prior payment of the price increase.

Use of the Apartment: By making a reservation on our website, the client and their companions agree to make proper use of the rented apartment.
Damage Caused: The client will be responsible for any damage caused to the apartment, except for normal wear and tear from everyday use. In case of lost keys, the client will be responsible for the costs of making copies and/or changing the lock.
Pets: Pets are not allowed.
Smoking Prohibited: Smoking is not permitted in the apartments, except on balconies or terraces.
Quiet Hours: It is very important to respect quiet hours, so we ask that you refrain from noisy activities between 10 pm and 10 am.

Events: Parties and the entry of non-guests are prohibited and will result in expulsion from the apartment. Civic behavior and proper use of the building's common areas are essential.
Breach of Terms: Serious and/or repeated breaches of the aforementioned conditions by the client or their companions will entitle Housekepper to demand immediate vacating of the apartment, without any compensation.
Check-in: Check-in to our apartments is from 4:00 PM.
Check-out: Apartments must be available for cleaning from 11:00 AM.
Booking an apartment on this website implies acceptance of these general terms and conditions, as well as the jurisdiction and venue of the courts of Santander.
